The information session will explain what some of the challenges are to developing land in the area, Council's long term vision for the area and why we are undertaking this project.

Background to the project
In 2009, Council adopted the West Fyans-Fyans Street Precinct Structure Plan (the Structure Plan). The Structure Plan seeks to convert the area bound by West Fyans Street, Swanston Street (South Geelong), the Barwon River and Shannon Avenue (Newtown) into a high density residential and mixed-use precinct. To facilitate this vision, much of the area was rezoned in 2011 from an Industrial to a Mixed Use Zone. A copy of the Structure Plan map is attached.
After 10 years parts of the Structure Plan area have been redeveloped, however this has predominantly occurred to the west of Latrobe Terrace. The eastern section of the Structure Plan area has remained largely undeveloped for a variety of reasons, although it is noted that the area is significantly affected by flooding from the Barwon River, making it challenging to develop.
An expert project team has been assembled to review development scenarios that could be considered to help support the envisioned development outcomes within the Structure Plan. This could include matters such as flooding, traffic, economic feasibility, urban design, landscape, and strategic planning outcomes.

The Study Area
Given the challenges in developing this area, Council in partnership with the Corrangamite Catchment Management Authority (the CCMA) have identified the need to better understand the development constraints within the area bound by Little Fyans Street, Swanston Street, Barwon Terrace and Willis Place in South Geelong. The investigation area is shown outlined in teal on the map below.
