Norlane ARC is a state‑of‑the‑art aquatic and recreation centre strategically located in Geelong’s northern suburbs. This $65 million facility provides an exceptional environment for businesses and service providers seeking to establish a presence within a high‑traffic, community‑focused destination.

Norlane ARC offers a range of high‑quality facilities and services, including:

  • Warm water exercise pool
  • 25‑metre lap pool
  • Fully equipped gymnasium

Optional Access to Pool and Gym Facilities

Lessees may negotiate access to the pool and gym facilities to support service delivery.

  • Access arrangements are optional and subject to negotiation
  • Charges are additional to base room costs
  • Pricing will be adjusted based on actual frequency and duration of use.

Final access arrangements and pricing will be confirmed during lease negotiations.

Lessees will be responsible for all aspects of their operations, including reception services and appointment bookings. The City will not provide reception or administrative support.

Lessees are responsible for all outgoings associated with their leased space.

While short‑term or individual space hire may be considered, the City’s preference is to establish lease arrangements to support long‑term stability and integration within the facility.

The City will consider the most appropriate form of tenure based on submissions received.

Additional requirements in relation to conditions and maintenance responsibilities will be negotiated at the offer stage.

Fees and charges will be determined through negotiation based on program and service provision, commercial valuation and facility access requirements.

Any furniture and equipment shown in the photographs above may be made available for use or removed, subject to agreement during negotiations.

Lessees are responsible for maintaining cleanliness and general upkeep within their leased area.

Lessees will be required to hold their own insurance as required by law, and the contract conditions and will be required to provide evidence of this insurance coverage within seven days of it being requested by the City.
