The Site

The Drysdale Community Hub, located at 21-27 Eversley Street, Drysdale, opened in 2021 following the refurbishment and transformation of the former Children and Family Centre. This project was delivered by the City as part of the broader development of the Drysdale Library in the Town Square. It included the relocation of the Drysdale & District Senior Citizens Centre Inc, allowing for the demolition of their previous community building.

The Hub was established by repurposing an existing asset, creating versatile shared spaces aimed at fostering connections among diverse community groups. Situated on Crown Land, it is managed by the City in its role as the appointed Committee of Management.

Current resident users of the Hub include:

  • Drysdale & District Senior Citizens Centre Inc.
  • Festival of Glass Inc.
  • City of Greater Geelong Community Care.

The Space

The space available for EOI was recently redeveloped into a turn-key ready food distribution centre. While it is fully equipped for this purpose, we are eager to hear your ideas on how you envision activating this space.

The recently refurbished space features:

  • Split system heating and cooling
  • Open plan area
  • Office space
  • Storage areas
  • Toilet facilities (1x single toilet)
  • Coolroom (approx. 10.2 square metres).

Proposals

The City invites proposals from community groups and businesses for the use of this site.

Respondents will need to undertake any required renewal or redevelopment works to ensure the site is suitable for their proposed purpose. Please note that this EOI does not include financial or operational support from the City. Respondents will be fully responsible for the fit-out, redevelopment, set up, ongoing operations and maintenance of their project. The City is seeking proposals from financially secure applicants with the capacity to deliver successful outcomes.

Current planning permission designates the site for use as a 'Food Distribution Centre.' Respondents are responsible for obtaining all necessary permits and ensuring compliance with all requirements relevant to their proposal.

Through this EOI process, we invite interested parties to present their vision for the site. Proposals should detail how the property will meet their operational needs while demonstrating their ability to effectively activate the space and integrate seamlessly with other Hub users.

Objectives

The objectives of this EOI are:

  • Identify the most appropriate use(s) for the site.
  • Maximise community benefit from the site.
  • Optimise usage of community facilities.
  • Expand the range of services available to the community.
  • Support Council's strategic priorities as detailed in Our Community Plan 2021-2025.

Outcomes

Establish a sustainable future use and management of the site for the purpose of providing a service to the community that achieves the following outcomes:

  • Well utilised community facility that meets the needs of the local community.
  • Does not have adverse impacts on the surrounding residents, current user groups or the environment.
  • Positive relationship between the City, the new tenant and the local community.

  • Permit No: PP-357-2021/A has been issued for the use and development of the site. The respondent/s will be responsible for obtaining all necessary permits if their proposed use sits outside of current planning permission.
